The compliance problem

Paper compliance

LOLER 1998 · BS EN 81

Lift & hoist (LOLER)

Statutory thorough examinations every 6 months for passenger lifts, 12 months for goods lifts. Examination reports filed against the asset record. Defect notices and follow-up actions tracked to closure with the responsible field operative named on each.

Gas Safety (Installation and Use) Regulations 1998

Gas Safe compliance

CP12 landlord gas safety certificates generated from the mobile app at appliance level. Gas Safe registration captured per field operative; jobs requiring gas work cannot be assigned to an uncertified operative. Annual renewal alerts flagged 60/30/7 days out.

Water hygiene (Legionella)

L8 Legionella risk assessments captured against site asset trees. Monthly outlet temperature checks (hot ≥50°C, cold ≤20°C) recorded in the app with deviations escalated. Tank inspections, descaling and chlorination evidence pulled into the site audit pack.

HSWA 1974 · CDM 2015 · COSHH

Health & safety

RAMS sign-off required before a job can move to In Progress. COSHH assessments tied to substances stored on the asset. Working-at-height permits issued and closed in the app. Near-miss reporting captured in two taps with photo support.
